A comprehensive full home inspection offers important information about your investment.

We will carefully examine the structure and major systems, then email you a pdf file with the findings within 24 hours. We encourage you to accompany Ron during the home inspection and ask any questions you have.

BUYERS: before you make your offer, we provide pre-purchase walk through consultations:
$275 for most homes. Discounts available for multiple homes.

SELLERS: we offer a pre-listing package complete with a floor plan, pictures and a full home inspection. You can be ahead of the game by already having the inspection completed.

Real Estate Professionals

We encourage Real Estate Professionals to be present and engaged during the inspection process. Every home has some defects, most of them minor while some must be addressed prior to closure. An experienced REALTOR offers insights that supports the buyer or seller in navigating the process. And helps develop an appropriate response.

Construction Consulting

We offer construction consulting for residential building projects. With many years as a general contractor for residential and commercial buildings, we know the International Residential Code (IRC) and the Washington State Building Code. We can help you navigate through code problems. This is done on an hourly rate of $85/hour. Call for more info.

How to Get Ready for an Inspection

  • If you have moved out of the house, make sure the power remains on.
  • Make sure all light bulbs are working by changing them before the inspection. The inspector will want to be able to view all areas of your home. 
  • Thin out your closets of clothes so the inspector can see inside them.
  • Remove items away from basement walls so they can be inspected for cracks and water penetration areas.
  • Do not block any access points to enter crawl spaces if there are any.
  • If there is access to the attic in a closet, make sure it is accessible.
  • Change the filters to your furnace and leave any service tags so the inspector can see them.
  • Ensure that your smoke and carbon monoxide detectors are functioning properly.
  • Ensure your bath fans are vented out through the attic.
  • Make sure there are no loose or running toilets.
  • Ensure there is a clear path around the home with any shrubbery trimmed back away from the house.
  • If your home is vacant, make sure the power is on and there is fuel so that the systems can be inspected.
